Important Information Regarding Condos in B.C.

Dear Clients and Friends,
You may BE HEARING a lot of buzz in the media right now regarding Condo’s and Strata Insurance in BC. I understand that there is a lot of confusion out there as it is a fast moving subject and we are all trying to figure out what is going on.
The gist is that there are condos in BC that are facing significantly escalating strata fees due to insurance rates rising as much as 700% and, in some cases, there are buildings on the island THAT are becoming uninsurable all together. This is not just for older buildings that are not being maintained, this can also effect buildings as new as 10 years old. Regardless, I encourage you to investigate and educate yourself by reviewing your Strata Corporations Insurance Policy, their list of claims in the last 5 years and Depreciation Report.
I don’t mean to alarm you, but it is important to me that you are all well educated and well versed in understanding this issue that I help you have a greater understanding of your own strata and your strata’s insurance so that you have the power to advocate for yourself, your strata and your mortgage moving forward. It is important to note that if the strata does not have an insurance policy the units in that strata are no longer deemed mortgageable.

I am working hard right now to meet with heads of insurance companies and the people that run insurance with strata corporations to get a clearer understanding of what is going on.
If you own a strata in Victoria and you have any questions please call me, I will help guide you. It is very important that we take a critical look at your strata’s insurance policy as well as your individual policy to ensure you have adequate coverage and to understand when your policy is coming due.

If you own a Strata Property, please work to get a copy of your strata insurance policy and a copy of the depreciation report and I will help you decode them. Don’t panic, as with everything in home ownership knowledge is power. We just need to make sure we have all the knowledge to make sure you have all the power!

August Checklist

1. Get organized for back to School

Create a designated kid’s breakfast and snack station!

Something as simple as the lower drawer of a cabinet to a cabinet section complete with a mini fridge for drinks.

Choose a spot that isn’t in the way when you’re cooking or washing up. Keep bowls, utensils and lunch boxes in a lower area that’s easy for younger kids to reach!

2. Organize closets before fall shopping

Declutter your clothes by category!

A fast, easy way to declutter your clothes is to sift through them by type.

Separate your clothes into categories, then sort through every item in a single category before moving on to the next. Why is this method better?

Because it’s way easier to compare similar clothes when they’re all grouped together in front of you, making it easier to get rid of the things you know you have too much of or don’t want.

3. Clean and organize the garage to get ready for Autumn when outdoor items will need to be put away

4. Check your home for signs of pests (carpenter ants, and termites)

Signs of termites include visible holes or sagging floors, and wood that sounds hollow when tapped. More helpful hints HERE

5. Enjoy the beaches and spend time with your loved ones while the summer lasts.

Market Stats

A lukewarm spring comes to an end for the Victoria real estate market

July 2, 2019 – A total of 740 properties sold in the Victoria Real Estate Board region this June, 4.5 per cent more than the 708 properties sold in June 2018 but a 12.7 per cent decrease from May 2019. Sales of condominiums were down 6.1 per cent from June 2018 with 216 units sold. Sales of single family homes increased 10.4 per cent from June 2018 with 394 sold.

“June has trended lower than May for the past few years and tends to signal the end of the active spring market,” says Victoria Real Estate Board President Cheryl Woolley. “The summer months of July and August generally see less activity than the spring, as people’s attention shifts to vacation and away from real estate. This year, we have seen slightly more sales compared to June of last year. We have also seen one hundred fewer new listings enter the market this year, which continues to make a challenging market for buyers who are hoping for more options.”
